How banks decide what you can afford

Banks start with your gross monthly income and allow roughly 30% of it for the bond repayment. They then check your existing debt (car finance, personal loans, credit cards) and your living expenses, and pull your credit record. The higher your other commitments, the less is left for a home loan.

Ways to afford more

Pay down short-term debt before applying, save a larger deposit, apply jointly, or choose a longer loan term. Remember to set money aside for transfer costs, which most banks won't finance.

Buying directly from an owner doesn't change what the bank will lend — but because the seller isn't paying commission, there is often more room to negotiate. See homes listed by their owners.

Frequently asked questions

How much of my salary can go to a bond repayment?

South African banks generally limit your bond repayment to about 30% of your gross monthly income, and look at your other debt and living expenses before approving a loan.

Can we apply for a home loan together?

Yes. A joint application combines both incomes, which raises the amount you can borrow. Both applicants are then responsible for the full loan.

Do I need a deposit to buy a house in South Africa?

Not always — some banks offer 100% home loans to first-time buyers with good credit. A deposit of 10% or more usually gets you a better interest rate and a higher chance of approval.

Is this the same as pre-approval?

No. This calculator gives an indication only. A bank or bond originator checks your credit record, payslips and bank statements to give you a pre-qualification certificate, which sellers take more seriously.
