What else does a buyer pay?

Conveyancing (transfer) fees go to the attorney who registers the property in your name. They follow a guideline tariff linked to the price, plus VAT and disbursements. Deeds Office fees are a smaller registration fee. If you're buying with a home loan, you also pay a bond registration fee to the bank's attorney and a bank initiation fee, which the National Credit Act caps at R6,037.50.

Selling privately doesn't change any of this — buyers pay the same transfer costs whether or not there is an agent. Read the buyer's guide for the full buying process.

Frequently asked questions

Who pays transfer duty in South Africa?

The buyer. Transfer duty is a tax paid to SARS when property changes hands. Your conveyancer collects it from you and pays SARS before the transfer is lodged at the Deeds Office.

Is there transfer duty on a property under R 1 210 000?

No. Properties bought for R 1 210 000 or less are exempt from transfer duty. You still pay conveyancing and Deeds Office fees, and bond costs if you are financing.

When must transfer duty be paid?

Within six months of the date the sale was concluded — after that SARS charges interest. In practice it is paid much sooner, because the conveyancer needs SARS's transfer duty receipt before lodging the transfer.

Do I pay transfer duty if I buy from a developer?

Not if the seller is a VAT-registered vendor selling in the course of their business. The price then includes 15% VAT instead, and no transfer duty is payable.

Can I add transfer costs to my home loan?

Usually not — most banks expect transfer costs to be paid in cash. Some banks offer qualifying first-time buyers a loan above 100% of the price to help cover costs, so ask your bank or a bond originator.
