How bond repayments are calculated
A home loan is repaid in equal monthly instalments. Early on, most of each instalment is interest; towards the end, most of it is capital. That's why the total interest on a 20-year bond is often close to the amount you borrowed — and why extra payments in the first few years make the biggest difference.
Repayments also depend on your deposit. A deposit of 10% or more usually earns a better rate and lowers the loan, while 100% bonds are available to some first-time buyers.

Frequently asked questions
What interest rate will I get on my home loan?
Banks price home loans relative to the prime lending rate (currently 10.75%). Buyers with a strong credit record, a deposit and stable income are often offered prime or below; others may be offered prime plus 1% or more. Applying through several banks — or a bond originator — helps you compare offers.
Should I choose a 20-year or 30-year bond?
A 30-year term lowers the monthly repayment but you pay far more interest overall. A 20-year term is the most common in South Africa. You can take a longer term for affordability and still pay extra each month to settle it sooner.
Does paying extra into my bond really help?
Yes. Extra payments go straight to the capital, which reduces the interest charged every month after that. Even a small extra amount early in the loan can take years off the term — the calculator above shows the effect of an extra R1,000 a month.
Is the repayment fixed?
Most South African home loans have a variable rate linked to prime, so your repayment changes when the Reserve Bank changes the repo rate. Some banks offer a fixed rate for a limited period, usually at a higher starting rate.
